What dual representation means - and how it benefits you
In most lending transactions in Scotland, the borrower and lender each instruct their own solicitor - and the borrower pays both sets of legal fees. Dual representation is an alternative where a single solicitor acts for both parties on the same transaction, permitted under Law Society of Scotland rules where there is no conflict of interest and both parties consent.

Bridging loans are short-term secured lending used to fund property purchases or refinance existing holdings where speed is essential or where traditional mortgage finance is not available. Common scenarios include purchasing at auction (28-day completion), acquiring property that requires refurbishment, funding a purchase before a sale completes, and refinancing an existing bridging facility.
Bridging transactions require a solicitor who can work quickly and accurately. The lender will typically require a full title examination, standard security, and confirmation that all conditions have been satisfied - often within days rather than weeks.
